8. What are the tenant maintenance responsibilities?

The landlord is responsible for housing maintenance and repairs to government owned houses, that arise as a result of 'fair wear and tear'. Tenants are expected to keep the house and garden in a clean and tidy condition.

Emergency maintenance services

Problems such as burst water pipes, drain blockages, breakdowns in hot water services and supplied appliances, storm or fire damage are to be reported for immediate attention. During normal business hours telephone or fax your designated maintenance agent. A list of contact numbers is provided on pages 10-12 of your Tenant Handbook, together with a list of locations with the applicable district numbers.

A Maintenance Request Form is provided for your convenience on page 13 of the Tenant Handbook, or can be downloaded below. Please photocopy and keep a supply for your future requirements. Please fax your request where possible as it provides confirmation of your request being lodged.

For prompt attention to your after hours emergency maintenance needs, phone the toll-free number 1800 182 032.

Please only use this line for emergency needs. During normal working hours continue to contact your local maintenance agent.

Please state your name and address when reporting matters as this will greatly assist staff handling your enquiry.

Tenants of privately leased housing should contact the private landlord's representative for all maintenance matters.

Damage

Tenants may be held liable for:

  • damage to walls and doors by furniture, scarring, wall posters or careless picture hanging, damage to toilet pans and hand basins that are not considered to be fair wear and tear. Similarly, exceptional damage to floor coverings, window treatments or furnishings by burns, stains etc.
  • breakage of fixed glass (unless caused by structural movement or by proven vandalism as confirmed by Police Report).
  • cost of clearing drains, blocked as a result of tenant occupancy.
  • electrical fuses or circuits damaged by the use of faulty electrical appliances or overloading.
  • eradication of household pests and vermin such as mice, cockroaches, ants, fleas, pigeons and possums, unless as a consequence of a local infestation. Accommodation Property Services may prevent further ingress to the property after eradication.
  • damage to water pipes, cables and garden taps caused by an agency under the tenant's control eg. a tenant's vehicles, lawnmower or pets.
  • any puncture to underground pipes caused by digging.
  • damage to fly-screens caused by misuse.
  • upkeep of lawns and garden areas.
  • replacement of lost keys.
  • damage or loss of any furniture supplied by Accommodation Property Services.

The cost of repairing any damage, blockage, breakage or defect in and around your house which is not the result of fair wear and tear, is generally your responsibility. Our Maintenance Agent can carry out repairs at your expense or you may choose to employ a local contractor.

European wasps

The eradication of European Wasps is thelandlord's responsibility. Please notify your Maintenance Agent if a nest is found on the property.

Painting

Painting of your dwelling will be carried out on a programmed basis.

Hanging pictures

You may hang paintings or pictures, provided the work is carried out in a professional manner. On walls of solid construction, (brick or concrete block) a suitable plug must be used. Angle hooks, screws, toggle bolts or any similar device of appropriate hanging capacity may be used on walls of timber frame construction. Do not use adhesive methods of hanging pictures.

Walls must be made good when you vacate your home or you will be charged for the rectification costs.
