How much will it cost?
How much does a new Government fitout cost?
The average fitout benchmark cost for new fitouts as revised in 2008 and incorporating "green" initiatives is between $1,493 and $1,720per m². These figures are based on a 1,000m² fitout for a non-public floor ($1,493/m²) and a 1,000m² fitout for a public floor ($1,720/m²).
In office accommodation projects for Government, the fitout cost is based on the following:
Base Building:
The fitout cost assumes that the base building to be occupied has:
- As-new, good quality carpet
- Freshly painted walls
- All ceilings intact and clean with spare tiles available for tenancy alterations
- Air conditioning
- Sprinklers and fire requirements as by required by Building Code of Australia
- Perimeter power reticulation
- RCD protection of general power outlets
- External and internal window treatments installed.
Fitout Works:
The scope of Mechanical, Electrical and Fire Protection Services associated with the tenancy works is based on the assumption that the base building engineering services comply fully with government quality standards. Included in the fitout cost are all construction works, engineering services and furniture, fittings and equipment (eg.whitegoods), relocation costs, preliminaries, contingency allowance and professional fees.
Exclusions:
The following general items are excluded:
- Agency costs for internal Project Officer etc.
- Computers, printers
- Faxes, telephone handsets, photocopiers, shredders
- Office accessories
- Toilets, showers etc.
- PABX if required
- Network connection to building
- Backbone cabling to building
